sandalwood - If you use a mortgage broker to get a loan, you should NOT have to pay any upfront fees for the loan. That is against the law. You may have to pay for an appraisal and/or credit report but that money does not go to the broker. It goes to a third party not affiliated with the brokerage firm.

This is important to know as too many people think the mortgage broker is pocketing those fees. (S)he is not.

I thought I'd clarify that little point as the post makes it sound like you will be out of pocket just because you went to a mortgage broker.

Personally, I'd use a mortgage banker or net branch as they can usually save you money on fees. Having been in the industry, I speak from experience.

Carlo - I couldn't agree more that right now is one of the best times to buy a home.  Although it is more difficult to get a mortgage at the moment, the fact that houses are selling for much less than they were a few years ago can make buying a home right now a great deal for anyone who can get a mortgage.
